Caderneta predial: how to obtain and read it

Document folder open on a light wooden table, with no legible information

The caderneta predial (the property's tax record) brings together the details of a property entered in the tax register: location, characteristics, owners and the Valor Patrimonial Tributário (VPT, the tax registered value). It is issued by the Autoridade Tributária (the Portuguese tax authority) and can be obtained on the Portal das Finanças. It is valid for one year, lapsing earlier if a relevant change occurs in the property. [1–2]

It is one of the first documents to consult when preparing a purchase or sale. It helps identify exactly which property is involved and what information the tax authority holds. It should be cross-checked against the land registry certificate and the municipal documents.

How to obtain the caderneta on the Portal das Finanças

Sign in to the Portal das Finanças and look for the property portfolio feature. Select the property and the option to obtain the caderneta. Save the PDF with a name that identifies the property and the date. Obtaining it online is free; you can also request it at a tax office, subject to the applicable charges. [2]

Menu names can change. If you cannot find the property or the feature, contact the tax authority and clarify the situation before concluding that the property is not registered.

Do not add up every number on the caderneta to obtain the size of the house. First identify whether each figure refers to the plot, the footprint, the private gross area or dependent spaces.

The caderneta and the registry certificate are different documents

Imagine an apartment with up-to-date tax information but a mortgage still registered. Reading only the caderneta would leave an important part of the sale preparation unresolved. Conversely, the registry certificate may not answer a question about the detail of the tax areas.

When organising the file, use three questions: what information does the tax authority hold, what rights are registered, and what configuration is documented in the municipal file? This sequence helps route each discrepancy to the right entity.

Does the VPT say how much my house is worth

The VPT is a tax reference. To decide the launch price, you also need to analyse the property and the relevant comparables. Location, condition, light, floor, outdoor space and the alternatives available can all influence the commercial decision.

An owner who finds a VPT below the intended price should not conclude, on that basis alone, that the price is excessive. Nor should a high VPT be used as proof that the market will pay that amount.

What to do when there is an error

Record the field concerned, the information you believe to be correct and the documents that support it. Ask the tax authority about the appropriate procedure. If the difference involves an extension or a change of use, also involve a technician and consult the municipal file.

Avoid treating every discrepancy as a simple typing error. Updating a tax detail may not resolve the position of the registrations or the works.

Frequently asked questions

Can any buyer obtain the caderneta

The owner can provide it during the sale process. Authenticated access to another person's tax area must not be shared. Ask for the document and keep credentials private.

Do I need a new caderneta for every viewing

No. Keep a current copy and confirm its validity when preparing the deeds. Update it if changes occur in the meantime.

The address does not exactly match the registry certificate. Is the sale lost

The difference needs to be explained. Prepare both documents and ask the entity responsible for the deed what evidence is required. A change of street name may require its own proof.

Can I use the total area from the caderneta in the listing

Only after identifying the nature of that area and what it includes. State the relevant surfaces separately so the buyer can compare properties clearly.
